Global Capability Centres (GCCs) are accelerating their expansion across India, with southern cities like Bengaluru, Chennai, and Hyderabad emerging as the dominant hubs, according to ANAROCK's latest Q1 2025 report.
Key Highlights:
Southern Cities Lead GCC Growth
-
Bengaluru, Chennai, and Hyderabad collectively accounted for 64% of all GCC office leasing in Q1 2025.
-
These cities absorbed approximately 5.34 million sq. ft. of the total 8.35 million sq. ft. leased by GCCs across India's top 7 cities.
Delhi-NCR Rising
-
Delhi-NCR emerged as a strong alternative, contributing 1.95 million sq. ft., reinforcing its appeal for diversified GCC presence.
Massive Year-over-Year Growth
-
GCCs leased 43% of the total 19.47 million sq. ft. of office space across top cities in Q1 2025.
-
This marks a 72% jump from 4.87 million sq. ft. in Q1 2024, underscoring India's escalating importance in global corporate strategies.
Peush Jain, Managing Director, ANAROCK, noted:“Driven by India’s rising economic influence, GCCs are also expanding into Tier 2 & 3 cities such as Ahmedabad, Kochi, and Coimbatore.”
Sectoral Diversification of GCCs
While IT/ITeS firms remain dominant, leasing 35% of GCC space, the ecosystem is becoming increasingly diversified:
-
BFSI (Banking, Financial Services, Insurance): 22%
-
Manufacturing & Industrial: 13%
-
E-commerce: 6%
-
Consultancy: 5%
-
Others (including telecom, energy, healthcare): 19%
This shift from the pre-pandemic IT-BFSI concentration reflects the growing strategic roles of GCCs across varied global industries.
